Private Room Rentals

  • Only registered guests are allowed on the property.
  • No smoking/vaping inside the house.
  • No illegal drug use inside the house.
  • No commercial photography/filming on the property.
  • No pets

 

Entire House Rentals

We live in a downtown townhome community within close proximity of respectful neighbors that we genuinely like and with whom we have good relationships which we intend to preserve and so it is important to us that our guests treat our neighbors with the same level of respect that we do and the same level of respect which they will receive during their stay in our home. We have certain rules in place that are non-negotiable and if you are not prepared to honor these rules then please do not proceed in requesting a reservation.
  1. General Requirements
    1. All Guests (and any Visitors) will comply with all House Rules and any other instructions from the Host during their stay.
    2.  The guest requesting the reservation will be 25 years or older and will be staying in the home for the entire length of the reservation.
    3.  No more than 8 adults are allowed to stay overnight without prior approval.
    4. No guests other than those on the reservation are allowed in the home without prior approval.
    5. Unapproved visitors that are found to be in the home will result in an additional fee of $50 per person per night.
  2. Check-in/Check-out
    1. Check in is 4 pm. Check out is 12 pm. Unauthorized late checkout will incur the cost of an additional night at the rate on the day of checkout.
    2. Early check-in or late checkout may be available when approved in advance.
  3. Housekeeping/Smoking
    1. No smoking/vaping/hookah inside the home. You may smoke/vape on the balcony or rooftop deck. Any extra cleaning fees required to remove odor and stains will be incurred by the guest.
    2. Please be respectful of bedding and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Towelettes for removing makeup and other lotions or creams can be found in the drawer under the bathroom sinks. Please avoid using regular towels with all skin products. Please do not use bath towels to wipe down your shoes or other items. A fee of $50 will apply to replace towels or sheet sets if damaged. A fee of $75 will be assessed to replace quilt/comforter sets.
    3. All Damages and Breakages must be reported to the Host as soon as reasonably practicable.
  4. Parties/Excessive Noise
    1. Absolutely No Parties. This is not a rental for private events. The guest booking the reservation is responsible for the behavior of all guests on the reservation and any visitors.
    2. Excessive noise inside the home, and community(music, shouting, yelling) is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental amount paid and extra charges.
    3. No illegal drug use inside the home. We will notify the authorities if we suspect guests are using illegal drugs or engaging in illegal activities of any kind. Guests found to be engaged in illegal behavior will be asked to vacate the property immediately without a refund.
    4. Quiet hours are observed from 10pm-7am Sunday through Thursday and 12am-7am on Friday and Saturday. This property may use Minut dB technology to ensure the comfort and security of the guest and neighbors. Tampering with the device is strictly prohibited and will result in a $200 fine.
    5. No music should be played on the roof after 10 PM and amplified music is not allowed at any time.
    6. City noise violations will result in a fee of $750 plus the cost of the local violation and court fees.
    7. Please treat our neighbors with respect. No yelling, shouting or creating a disturbance of any kind. No parking in tow away zones or in other areas that would block the free flow of traffic in and out of our driveway. No throwing of trash or any other items off the balcony or rooftop deck. A $500 violation fee will incur if we receive an HOA complaint.
    8. Security cameras are installed on all entrances to our home including the rooftop. Tampering with cameras is strictly prohibited and may result in canceling your reservation without a refund.
  5. Pets
    1. Pets of any kind are not permitted on the property without prior permission. Any additional cleaning expense incurred for pets will be charged to the guest.
  6. Commercial film and photography
    1. Guests should not participate in film or photography that is intended for commercial use or profit, without documented permission from the Host.

If you are found willfully violating any of our house rules during your stay then you may be asked to depart immediately with no refund. If you are unable or unwilling to follow these rules for any reason please do not proceed with this reservation.
